Waterline is finished in Austin, a 1,025-foot tower that is now Texas' tallest building
DPR Construction finished Waterline, the 74-story, 1,025-foot tower in downtown Austin designed by KPF, in 48 months, beating its 50-month schedule by two months. It is now Texas' tallest building and opened in September.
DPR's final count: about 6,800 workers from roughly 150 trade partners logged 4.5 million hours, with about 1,000 on site at the peak. Crews placed concrete totaling more than 150,000 cubic yards, including 92 sculptural columns, 15 of them on the roof. DPR says its self-perform crews, which took on the critical scopes, are why the job finished early.
The tower at 98 Red River Street covers 2.7 million square feet and holds about 703,000 square feet of offices on 26 floors, a 252-room 1 Hotel on 13 floors and 352 apartments filling the top 33 floors, plus 24,000 square feet of shops and restaurants, according to DPR. KPF was design architect, HKS architect of record and Brockette Davis Drake structural engineer. Lincoln Property Company and Kairoi Residential developed it. Construction started in fall 2022, and the tower topped out in August 2025, REBusinessOnline reported.
The hotel opened Sept. 3, KUT reported. The cheapest apartment was listed at $4,027 a month, and parking runs from $225 to $1,250 a month on top of rent.
Why it matters: Waterline gives Texas estimators a fresh benchmark for tall concrete towers: 48 months, 150,000 cubic yards and a peak of 1,000 workers. DPR credits the early finish to its own crews doing the critical scopes.
