Perth prefab maker Offsite shuts its factory, stranding orders for hundreds of homes

Offsite, a Perth company that built prefabricated timber wall, floor and roof panels, has closed its factory and let go of more than 100 workers, Business News reported Oct. 30. Hundreds of homes on order are now in limbo, and the company owes creditors and investors millions of dollars.

The Western Australian business weekly said the collapse hits builders of medium-density housing, the townhouse and small apartment work Offsite had targeted. Hard Hat Report could not confirm which projects are affected, the exact amount owed or whether an administrator or liquidator has been appointed.

Offsite moved into an 11,000-square-meter plant in the Perth suburb of Welshpool in April 2025, according to the trade site Wood Central. In September the site reported that the company rated the A$30 million factory, with three HOMAG Weinmann framing lines, at over 2,500 homes a year. Executive chairman Norm Roberts said it had put up 17 two-story townhouses in 45 days on a single site. Roberts and operating chief Clarinda Ho had put together a group of local shareholders to buy the business, which started in 2009 as a concrete formwork maker.

Offsite sold developers on 15 standard house, townhouse and medium-density designs engineered for its own lines, Wood Central reported. With the factory shut, builders holding those plans need another fabricator or a switch to framing on site.

It is the second failure of a Perth factory-built housing supplier in two months. Bella Modular, which made transportable granny flats, stopped work in August, and BCR Advisory was appointed liquidator on Aug. 31, ABC News reported. Its customers had no building indemnity insurance cover because they arranged transport and placement of the units themselves.

Why it matters: A panel plant is a single point of failure for every job it supplies. Before signing, check who holds the shop drawings and design files, how deposits are protected, and whether another fabricator can build to the same details.
